How to Negotiate a Better Deal When Buying a Home - 11/4/2026

For several years, homebuyers often felt they had little room to negotiate. Multiple offers, bidding wars, waived contingencies, and homes selling almost immediately made getting the house the priority. Today, conditions have changed in many markets, giving buyers something they haven't had in a while: negotiating leverage.

Recent data illustrates the shift. In July 2026, there were about 51% more home sellers than buyers nationally, and nearly 80% of major metropolitan areas favored buyers. Earlier this year, 46.2% of sellers provided some type of concession, such as money toward closing costs, repairs, or a mortgage rate buydown. That doesn't mean every seller will negotiate, but it does mean buyers should know what they can ask for.

Start by understanding the seller's situation. A home that has been on the market for several weeks may present a different opportunity than one listed yesterday. Price reductions, an empty property, or a seller who has already purchased another home can sometimes indicate greater motivation. Your agent can help investigate the circumstances without assuming the seller is desperate.

Look beyond the purchase price. Getting $10,000 off the price sounds attractive, but a $10,000 seller concession toward closing costs or a mortgage rate buydown could potentially provide a greater immediate financial benefit. The best negotiation is not necessarily the lowest price; it is the combination of price and terms that works best for you.

Use the inspection strategically. A home inspection may reveal legitimate repairs or deferred maintenance that weren't obvious when you made the offer. Rather than demanding that every minor item be corrected, concentrate on significant issues. Depending on the contract and local market, you might negotiate for repairs, a credit, or a price adjustment.

Make your offer attractive in ways that don't cost you money. A seller may value a closing date that matches their moving plans, strong financing, or fewer unnecessary complications. Sometimes giving the seller something they value can make them more receptive to giving you something you value.

Know when not to negotiate too aggressively. Well-priced, move-in-ready homes can still attract significant interest, even in a slower market. Trying to negotiate every possible term could cost you a home you really want. Your strategy should reflect the specific property, competing interest, local inventory, and seller motivation.

Perhaps the most important tip is to decide what matters most before negotiating. Is your priority the lowest price, preserving your cash, reducing your monthly payment, getting repairs completed, or simply securing the right home? Once you know the answer, your agent can structure an offer around your priorities rather than negotiating simply for the sake of negotiating.

Today's market may offer buyers opportunities that weren't available just a few years ago. The key is recognizing that every home and every seller is different. If you're considering buying, I'd be happy to help you evaluate the local market, identify where negotiating opportunities exist, and develop an offer strategy designed around what matters most to you.
