Protecting One of Your Most Valuable Assets - 10/14/2026

For most families, their home is their largest financial asset. That's why it's important to understand a growing type of real estate crime known as title fraud. While it is not common, title fraud can create significant headaches for property owners and is worth understanding as part of protecting your investment.

Title fraud occurs when a criminal uses stolen personal information to impersonate a property owner and files fraudulent documents that appear to transfer ownership or place a loan against a property. In some cases, criminals target vacant land, rental properties, vacation homes, or homes owned free and clear because these properties may be less closely monitored.

Fortunately, title fraud does not mean someone can simply take your home overnight. Real estate ownership records, title companies, lenders, and legal procedures provide multiple layers of protection. However, discovering fraudulent activity early can make resolving problems much easier and less costly.

One of the best ways homeowners can protect themselves is by monitoring public property records. Many counties now offer free notification services that alert property owners whenever documents are recorded against their property. These alerts can provide an early warning if an unexpected deed, lien, or mortgage document appears in public records.

Protecting personal information is equally important. Criminals often rely on identity theft to commit fraud. Strong passwords, multi-factor authentication, secure storage of personal documents, and vigilance against phishing scams can help reduce the risk of becoming a target.

Homeowners should also review their credit reports regularly. A fraudulent mortgage application or loan activity may show up on a credit report before the homeowner becomes aware of the problem through other channels. Federal law allows consumers to obtain free credit reports from each major credit bureau annually, and many financial institutions now offer ongoing credit monitoring services.

Another important safeguard is maintaining an owner's title insurance policy. Title insurance is typically purchased when a property is acquired and can provide protection against certain title defects, including some forms of fraud that may affect ownership rights. Homeowners should keep copies of their title policy and closing documents in a secure location.

If you receive unexpected notices from lenders, title companies, government agencies, or county recording offices regarding your property, don't ignore them. Investigating unusual correspondence promptly can help identify potential problems before they become more serious.

The good news is that title fraud remains relatively rare, and there are practical steps homeowners can take to protect themselves. By monitoring property records, safeguarding personal information, reviewing credit reports, and maintaining proper documentation, homeowners can significantly reduce their risk and enjoy greater peace of mind.

Protecting your home involves more than maintaining the roof and foundation. It also means protecting the legal ownership rights you've worked hard to build over the years.

My career in real estate began in 1969 working in the civil engineering field in residential & commercial development. During the next four decades I was involved in a wide range of projects throughout the Phoenix Metro area. Some of, the more recognizable projects included Fountain Hills, Lake Havasu City, Walmart and Target, to name a few. In 2008 I made a change and decided to put some of my experience to use as a REALTOR®. I earned my real estate license during the market crash in 2008, and in the first few years I helped my clients, family and friends navigate the pitfalls of the post-crash market. During those critical years as the market slowly recovered, I realized how important it was for them to have someone they could rely on for informed advice and guidance and I have worked diligently to ensure I am qualified to be that advisor. Every client’s situation is unique, and each comes with its own rewards and challenges. As a result, it’s critically important that I bring value, through responsible communication and relevant industry expertise, so that my clients can rely on the rock star service they deserve and expect, whether they’re buying or selling. My wife Rhonda and I currently live in the southeast valley and share a blended family of 5 children and 11 grandchildren. I enjoy good weather (Arizona rocks in the winter & spring), a good movie and classic rock & roll. Music has always been a passion of mine and I’ve spent many years singing and playing in rock and roll bands. I plan to continue until someone says stop. Thankfully, that hasn’t happened yet, so I’ll keep singing. Visit my Website Send a Referral
